A Charleston resident since 1991, Stephen Ziff has a long association with corporate leadership and real estate development. He was managing partner in Lower East Redevelopment, Inc. in New York City. He served as chairman and CEO of Dual Lite, Inc. of Newtown, Conn., a publicly owned business, and was a founder and director of Tokyo Electron Ltd. of Tokyo, Japan. Stephen is a 1962 graduate of the University of Michigan with a Bachelor of Arts degree in Economics and received a Master of Arts degree in Art History from Columbia University in 1989. He has been very active in Charleston, having organized and chaired a task force to modernize Charleston’s city government and with Beth Elohim, Charleston’s Reform Jewish Congregation where he served for 30 years as Chairman of its Buildings and Grounds Committee.

Stephen is active in Charleston’s historic preservation community. He serves on the Board of the Preservation Society of Charleston, on an ad hoc committee of the Historic Charleston Foundation and as the Vice Chairman of the Board of the American College of the Building Arts. He is the founder of the Charleston World Heritage Coalition and an investor in historic rehabilitation tax credits.

As Managing Partner and Chairman, Tim is responsible for all operations of ZRP.  Tim has been a principal since the company started and has been intimately involved with every aspect of the commercial real estate business.  He served as CFO prior to becoming CEO in 2006.  Tim relocated from New York to Charleston in 1992 and has an extensive background in finance, management, and real estate.  After building a solid analytical foundation at Touche Ross, he joined forces with Stephen Ziff to own and manage Lower East Redevelopment, Inc. in New York City.  Tim received his bachelor's degree in Finance and Accounting from The Kelley School at Indiana University in 1983 and a Master’s in Architecture and Real Estate Development from Columbia University in 1989.  He is a certified financial planner, a South Carolina real estate broker, and has served on the boards of several non-profit corporations.

Curt has been a co-investor and advisor to Ziff for more than a decade. After joining the company full-time in 2017, he became a Managing Partner and Co-CEO in 2019. Curt focuses on the company’s self-storage and small bay industrial business as well as asset management and financial strategy. He is a member of the Investment Committee and is involved in discussions related to acquisitions and dispositions as well as financing, market research, and overall strategy. Curt brings extensive finance and real estate experience to ZRP including partner-level positions at Bear Stearns and Donaldson, Lufkin & Jenrette. He also co-founded and was President and COO of Pretium Partners, a private equity investment manager with $2.5 billion AUM. Pretium controls Progress Residential, an owner operator of over 30,000 single-family rental homes. Curt is a graduate of the McIntire School of Commerce at the University of Virginia and currently serves on the school’s Foundation Board and chairs the Finance Committee; he is also the Chairman of the Thomas Moran Trust in East Hampton, NY.

Christian serves as Partner, Capital Transactions and Asset Management where he directs all of ZRP’s acquisition and disposition activity. Christian is a career real estate professional who has been involved in the acquisition and disposition of over $1B worth of multi-tenant retail, small-bay warehouse, and self storage properties. He has also sourced and negotiated both small-shop and anchor leases and spearheaded the development of multiple low income housing tax credit projects. In the last 15 years with ZRP, Christian has sourced 83 investments for the firm and taken the firm into 12 additional states. He maintains relationships with national retailers, real estate investments trusts, and brokerage firms. Christian was a former Leadership Team Member of the Leukemia Lymphoma Society of the Lowcountry and received recognition by the Charleston Regional Business Journal as a prior “40 under 40” distinguished leader. He received his Bachelor of Arts and Master of Science from College of Charleston and became a  member of the CCIM Institute in 2017.

Michael is Partner, Chief Operating Officer and is responsible for successfully leading the growth and financial performance of Ziff Real Estate Partners by managing the day-to-day operations, company personnel, investment process, and strategic decisions of the company. Within that scope, he also has an integral role in the management of the firm’s capital transactions, financial initiatives, and relationships with leading financial institutions. Michael originally joined the company in 2012 as an Acquisitions Associate and Analyst, and has since held the positions of Controller, Chief Investment Officer, and Chief Financial Officer before becoming COO in 2022. Prior to joining ZRP, Michael worked in various aspects of commercial real estate for 5 years with The Beach Company. He is a 2006 graduate of the University of South Carolina Honors College with a Bachelor of Science in Business Management and Real Estate, and he received his Master of Business Administration from The Citadel Graduate College in 2012. Michael is also a member of the International Council of Shopping Centers, and he achieved the CCIM designation in 2019.

Mike is a Partner, Development and Property Management, and is responsible for  these functions as it pertains to ZRP’s retail, flex and self-storage portfolio. With a Bachelor of Arts from Plymouth State University, a LEED AP accreditation from the U.S. Green Building Council, and a 2019 CCIM designation, his extensive industry experience is relied upon to strengthen the operations of the current and future ZRP portfolio. Mike ensures that all development and capex projects are completed within budget and that all property management services are meeting the goals of the properties and tenants alike. Since beginning his career in 2005, Mike has overseen over $300 million of development and construction projects in the retail, office, multi-family and self-storage sectors throughout the Southeast and Mid-Atlantic region. He developed the first LEED GOLD Certified Multi-Family project in South Carolina, which was awarded the Housing Development of the Year. Mike was recognized in the “40 Under 40” through a national publication, Building Design + Construction, and again from the Charleston Business Journal. Mike currently sits on the Board of Directors and is the Chair of the Housing Loan Committee for the South Carolina Community Loan Fund.

Gustavo is Partner, Self-Storage and oversees the day-to-day operations for ZRP’s rapidly growing self-storage portfolio. After studying hotel management and Business Administration at Middlesex college, Gustavo began his career in hospitality and worked in the industry for 12 years while living in New York metro area. He worked for 10 years with Edison Properties, first as a General Manager of Manhattan Mini Storage and then as a Regional Vice President of Parking Operations for Edison Parkfast. After relocating to Charleston, Gustavo managed a portfolio of CubeSmart self-storage locations in the South and North Carolina markets. Gustavo currently sits on the Board of Directors for the South Carolina Self Storage Association, where he served as past President from 2020-2021 and currently holds the Vice President position. He also achieved the CCIM (Certified Commercial Investment Member) designation in 2022.

As Partner, Chief Financial Officer, Brad is responsible for overseeing the day-to-day activities of the accounting department and the company financial controls, including financial reporting, annual budgeting processes, tax return preparation, and management of banking relationships. He also oversees ZRP’s insurance and risk management functions, human resource and IT processes, and is involved in capital transactions including acquisitions, dispositions, and financings. Brad originally joined Ziff in 2019 as Controller before becoming CFO in 2022. He previously worked in international resort and real estate development with Kiawah Partners & Kiawah Management Group for over 15 years, starting as Staff Accountant and ending as Corporate Controller. While there, he was involved in the company’s financial initiatives, development and operations of Kiawah Island, Doonbeg Golf Club in Ireland, and Christophe Harbour in St. Kitts. Brad is a 2002 graduate of the College of Charleston with a Bachelor of Science in Accounting, a 2004 graduate of the University of Charleston with a Master of Accountancy and became a Certified Public Accountant in 2005 by the State of South Carolina.

Sarah is Partner, Finance and Investments and is responsible for supporting the financial aspects and investments of Ziff Real Estate Partners. She has an integral role in analytical reporting, financial modeling and projections, and capital market interactions to support the company’s strategies that drive financial and operational performance. Sarah originally joined Ziff in 2018 as a Capital Management & Investment Associate before stepping into her current role. She has been involved in over $75 million capital transactions which include acquisitions, dispositions, and financings. Prior to joining Ziff, Sarah worked in the retail mortgage industry as an FP&A analyst, driving key information for major operational, financial and strategic decisions for SWBC Mortgage, headquartered in San Antonio, TX. She is a 2013 graduate of the University of South Carolina with a BS in Sport & Entertainment Management, and she received her MBA in Finance from The University of Texas at San Antonio in 2018. Sarah achieved the CCIM designation in 2022 and is a member of the Charleston Junior Women’s Club.

Josh is Director, Leasing and is responsible for the implementation of the portfolio strategy and asset management functions of all retail assets. Josh began his real estate career in 2012 working in leasing and development for Graham Corporation in Knoxville, TN before joining Ziff in 2014. He has completed over $14 million in lease transactions, including leases with national and regional tenants, such as Five Guy’s Burgers and Fries, Starbucks Coffee Co, and Freddy’s Steakburgers and Frozen Custard. Josh received a Bachelor’s of Arts in Economics from the University of Tennessee. He has been a member of the International Council of Shopping Centers since 2012 and completed his CCIM designation in 2022. Outside of work, Josh serves as the Parade Director for the annual Charleston Jazz Crawl for Charity.

Nielle is Director, Lease Administration and is responsible for tenant relations, construction allowances, office/flex property lease negotiation as well as support for leasing associates and property managers. Nielle was a navy brat, born in Connecticut. She fell in love with Charleston in high school and has lived here since. Nielle’s background in multi-family construction and investment provided an ideal basis for her career at Ziff. She started with the company in 2006 as an Executive Assistant and has climbed the ranks through the years to achieve her current position. Nielle was a past president and charter member of the former Lowcountry Chapter of the National Association of Women in Construction and she is currently a charter member of CREW Charleston.

Bryce, the Director of Property Management at Ziff Properties, brings extensive experience and expertise to his role. With a responsibility encompassing budgets, contract negotiations, and day-to-day operations of over 1 million square feet of diverse properties including retail, office, and light industrial flex spaces, Bryce plays a vital role in ensuring the success of the organization. Prior to joining Ziff Properties in 2018, Bryce served as the property manager for Kahal Kadosh Beth Elohim, the oldest synagogue in the country and a National Historic Landmark located in Charleston, SC. His background includes a degree from the Moore School of Business at The University of South Carolina, emphasizing his commitment to leveraging strategic vendor relationships to optimize profit margins while delivering exceptional value to both properties and tenants. Bryce's dedication and expertise contribute significantly to the overall success and growth of Ziff Properties.

Alec is a Director in the Leasing department and is responsible for the implementation of ZRP’s property-specific business plans and asset management functions for over 1M square feet of ZRP’s flex and retail assets. Alec began his real estate career in 2014 working in project management for JLL in Washington, DC prior to joining Ziff in 2017. While at ZRP, Alec has worked in numerous roles, including Project Manager & Operations Associate, Leasing Associate and Senior Acquisitions Associate prior to his move back to the Leasing team in 2022. He has completed over $50 million in lease transactions, including leases with national and regional tenants such as Crunch Fitness, The Little Gym, Jersey Mike’s and The American Red Cross. Alec received his degree in Journalism and Mass Communication, with a focus in Advertising, from the University of North Carolina at Chapel Hill in 2014. Alec is a licensed broker in North Carolina and South Carolina, has been a member of ICSC since 2018 and completed his CCIM designation in 2022. Outside of work, Alec enjoys going to the beach with his fiancé and their two dogs, playing golf and spending time on the water in Charleston.

Culler is an Associate, Leasing and is responsible for a growing mixed-product portfolio of roughly 700,000 square feet.  He began his real estate career in 2020 working for a small-shop owner/developer before transitioning into a leasing role at WRS Inc. in January of 2022 until July of 2024.  At WRS, Culler completed over $14 million of lease transactions in his time overseeing retail and industrial assets.  He received a Bachelor of Science in Business Management from Clemson University in 2019 before coming back home to Charleston to begin his career.  Culler is a licensed broker in North Carolina and South Carolina who received Member Associate status with the Society of Industrial & Office Realtors in early 2024.  In his free time, Culler can be found spending time with his wife or playing golf wherever he can.

Nikki is an Associate, Lease Administration and supports the Leasing and Property Management departments. She began working at Ziff in 2019 as a Corporate Office Assistant and was promoted in 2020 to her current position. In this role, she prepares and processes all leases and related documents, assists Property Managers and Leasing Associates and excels at tenant relations. After attending both Lander University and College of Charleston, Nikki was employed in the international transportation industry where she worked for 10 years at a Fortune 500 company and was both a licensed customs broker and operations manager. She also served as the Education Chair of the Charleston Brokers & Freight Forwarders Association and was a member of Charleston Women in International Transportation. Nikki has served as a Volunteer Coordinator for the Charleston Wine + Food Festival.

As Controller, Michelle is part of the accounting team at Ziff Properties. Michelle is responsible for day-to-day financial operations, financial reporting, treasury management, and ensuring compliance with regulatory requirements. She also works closely alongside the CFO and COO in planning and forecasting the annual budgets within the retail portfolio. Michelle joined Ziff in 2025 and previously worked at IBM for 23 years performing a range of positions from Risk Management to Acquisitions CFO to Controller. While there, she was involved in the company’s financial initiatives, integrating acquisitions, process improvements, budgeting, financial analysis and reporting. Michelle is a graduate of the Oswego State University with a MBA in Accounting. After graduation she went on to get certifications for Certified Management Accounts (CMA), Certified Financial Manager (CFM) and Certified Fraud Examiner (CFE).

Devin is a Senior Associate, Property Management and is responsible for managing over 700K SF of flex, office, and retail space owned by ZRP. He generates annual budgets to maintain and improve the value of the company's portfolio and works with the leasing team to ensure success for tenants. Devin started his career at Ziff in 2018 as a Project Management and Operations Associate where he managed over $500K of capital expenditure projects for multiple properties. Prior to Ziff, he worked at Nolan Transportation Group as a Carrier Sales Representative and as a Leasing and Marketing Associate at 144 Earle. Devin has a BS in Financial Management with a Real Estate focus from Clemson University. He has completed the Property Management Certification from Charleston Trident Association of Realtors and a Construction Project Management Certification from Columbia University.

Joe is a Senior Associate, Property Management and works closely with the property management team to manage the daily operations of ZRP's portfolio of retail, office, and light industrial flex properties. He also assists with all annual capital expenditure projects. Prior to joining Ziff, Joe worked as an Assistant Property Manager for Ralph Lauren’s private estate in Bedford, NY. He is a graduate of the College of Charleston with a degree in Business Administration and moved back to Charleston in Fall 2020.

Ethan is an Associate, Property Management responsible for overseeing day-to-day operations of ZRP's retail, storage, and office assets. He works closely with both the property management and development teams to coordinate, manage, and track property activities to be completed on schedule and budget. Originally from Arlington, TX, Ethan graduated from The University of Texas at Arlington with a BBA in Real Estate and Finance in 2022. Prior to joining ZRP, Ethan was a Senior Compliance Associate for a Blackstone portfolio company.

Luke is a Senior Associate, Self-Storage Operations & IT Coordinator. He is responsible for ZRP's national storage portfolio, and works closely with the Development and Operations team to facilitate the success of each facility. Luke began his self-storage career in 2013 and has accumulated extensive management experience across multiple positions within the industry. Luke studied Psychology and English at the University of South Carolina Upstate, and currently lives in Charleston with his wife Jessica and their 3 dogs.

Chris serves as Director, Investments at Ziff, where he is responsible for sourcing and executing property acquisitions nationwide, with a focus on retail and flex industrial opportunities.

Prior to joining Ziff, Chris was a Development Manager at CONAM, a San Diego–based multifamily owner, operator, and developer. There, he led the analysis of new development opportunities and supported project management efforts across an 800-unit pipeline representing more than $100 million in active construction.

Chris holds a Master of Real Estate Development from the University of Southern California and a Bachelor of Science from the University of Virginia’s McIntire School of Commerce.

Kayla is an Analyst, Investments and has an integral role in the analysis of acquisitions, dispositions, and financings. Privy to knowledge gained from her experience in the accounting and auditing industry, Kayla assists in providing financial reporting, modeling, and analytical support related to an investment portfolio of over 30 properties. Kayla received her undergraduate degree in Accounting from the College of Charleston in 2018, and her MBA with an emphasis in Accounting from Charleston Southern University in 2019.

Brooke serves as an Associate, Investments and supports the company’s daily pursuit of acquisitions opportunities for all asset classes across the entire country, focusing mainly on retail acquisitions and dispositions. Prior to living in Charleston, Brooke attended Old Dominion University where she studied Business Administration and Real Estate, while playing Division 1 lacrosse. She moved here shortly after and attained her MBA with a focus in Business Analytics from the College of Charleston. In her free time she serves as the Director of Sponsorship for CREW Charleston and enjoys being active, spending time at the beach, and exploring Charleston's renowned food scene.

Paige is an Analyst, Investments and supports the execution of Ziff Real Estate Partners’ investment goals through financial modeling and analysis, market research, and data compilation. She is from Columbia, SC and graduated from the University of Georgia in May 2024 with degrees in Real Estate and International Business.

Michael is an Analyst, Investments assisting in underwriting, due diligence, financial analysis and market research supporting the company's strategic ventures in acquisitions and development. Originally from Columbia, SC and a recent graduate of Washington and Lee University, Michael earned a Bachelor's degree in Business in May 2024. While he's not working, Michael enjoys fishing, boating, and watching sports.

A Charleston resident since 2015, Sarah is a Senior Associate, Accounting at Ziff Real Estate Partners. Sarah performs daily accounting functions for a select portfolio of properties. She works closely with the Controller and Assistant Controller by assisting with financial reporting, variance analysis, and the preparation of budgets. She also provides support to additional members of the accounting team. Sarah attended the College of Charleston and graduated cum laude with a degree in accounting in 2019.

Kelley was born and raised in the Charleston area and is an Associate, Corporate Accounting at Ziff Real Estate Partners. She is a key member of the accounting team and works closely with the Controller and Assistant Controller. She began her accounting career in 2015 in public accounting and was promoted to Controller at Holy City Heating & Air, LLC. As a graduate from Charleston Southern University, Kelley obtained her BS in Business Administration with an emphasis in Accounting as well as a MBA. Kelley's  experience and personality make her a successful member of the accounting team.

A resident of Charleston since 2015, Caren is an Accounts Receivable Associate at Ziff Real Estate Partners. She handles daily cash receipts, processes rent payments, and works closely with tenants regarding their accounts. Prior to working at ZRP, Caren worked in the accounting department at Greystar. She also runs a small custom cookie business and enjoys the beach, music, reading and yoga.

As an Accounts Payable Associate at Ziff Real Estate Partners, Lynda works closely with vendors and clients to ensure they receive the best possible experience in their business dealings with ZRP. Lynda moved back to Charleston in 2022 and brought over 30 years of experience in various facets of accounting to her current role at Ziff. She has lived in Juneau, AK, Park City, UT, Medford, OR, Charlotte, NC and Tampa, FL. In her free time she enjoys exercising, taking long walks on the beach and caring for her two Shiba Inus and cat. 

On May 14, 2023, Charlotte Luton-Burns entered eternal rest. 

Charlotte was born in Puerto Rico near Ramey Air Force Base, where her father was stationed during his military service. She lived in many places around the world growing up, but settled in Summerville, SC.  Charlotte was a member of St. Paul's Anglican Church in Summerville. She was an active member of Cursillo in South Carolina and served as Lay Rector of Cursillo Weekend #182. Additionally, she was active in the Daughter's of the King and served as their Regional Chapter Secretary. 

Charlotte always traveled with her husband Jim by her side.  She and Jim loved to go to church and frequently enjoyed meals at various local restaurants.  She was the proud mother of twin boys, eight grandchildren and five great grandchildren and used every opportunity to brag about them and their accomplishments.

Charlotte worked at Ziff Properties for 10 years in the accounts receivable position and she truly cared about the tenants at each of the shopping centers.  She loved hearing their stories and was always concerned about them, their families and their businesses.  Charlotte was beloved and admired by many for her infectious smile, contagious laughter, and ability to show compassion for all people and situations. Charlotte was always ready to give a word of encouragement to everyone and always found the positive in every situation. She was truly a lovely soul and loyal team member who was a friend to all.
