Ziff Real Estate Partners invests in unanchored and grocery-anchored neighborhood centers throughout the country. We have produced superior returns as a result of adhering to a disciplined acquisition process and by leveraging our company's vertical integration. Our property management team is able to serve the needs of our tenants and communities with attentive, in-house management. We are focused on acquiring undermanaged properties in strong locations with population and income growth and investing in upgrades to the physical property. Our leasing team curates our centers with necessity-based businesses that are internet resistant and drive visitors to the asset. 

Current Investment

Acquired in February 2019, Stony Point Village is a 114,000 SF neighborhood retail center in the suburbs of Richmond, VA. Although located in a desirable trade area, the asset lost its grocery anchor in 2016 and prior ownership was financially unable to backfill the 40,000 SF grocery box. The asset also suffered from outsourced property management which resulted in deferred maintenance and poorly served tenants.
At acquisition the asset was 47% occupied (74% occupied excluding the anchor), and ZRP successfully signed a lease with Trader Joe's for a portion of the anchor box, which opened its doors in spring 2020. The leasing team continued repositioning the asset by adding high-traffic and necessity-based tenants, including Planet Fitness, Virginia ABC and other high-end boutiques and restaurants. Additional property enhancements include courtyard and parking lot renovations, common area and signage upgrades, and extensive suite buildouts. ZRP continues to execute on the value-add opportunity at the center and is materially exceeding origianl projected investment returns.

Ziff Real Estate Partners (“ZRP”) is an opportunistic owner, operator, redeveloper and developer of self-storage properties across the country. Since 2009, ZRP has owned and operated 30+ facilities totaling ~2,000,000 NRSF across 11 states. 67% of owned assets have undergone either a major expansion, conversion, or full ground-up development. As owner operators, ZRP seeks to acquire undermanaged facilities in markets with strong self-storage demand fundamentals. After acquiring assets, professional third-party managers are contracted for each facility to maximize occupancy, NOI and investor returns.

ZRP Waldorf Storage was acquired in February 2022 as a 46,500 SF vacant warehouse. ZRP has fully converted the warehouse into a Class A, 64,000 NRSF storage facility consisting of 670 climate-controlled units. Located in Waldorf, MD, this site is located in a market with strong storage fundamentals, including a large and growing population, elevated market rates, and an above average household income that support rate growth assumptions.

Ziff Real Estate Partners pursues a value-add strategy in the office and flex industrial sectors and has produced compelling returns by serving the needs of a diverse pool of small businesses. We typically seek to redevelop undermanaged properties of 50,000-150,000 square feet in infill locations with access to major roadways and/or proximity to desirable amenities and services.

Current Investment

Directors Row is a 214,000 SF flex industrial property located in the most active industrial submarket of Indianapolis. The asset is well-positioned to draw from a skilled labor force with convenient access and connectivity to four major transportation arteries and the Indianapolis Airport. This property spans 8 total buildings (five flex industrial and three office) and offers 39 suites. When ZRP acquired this asset in 2021 it was 59% occupied, providing significant upside opportunity to deploy leasing and operational expertise. Over the past three years of ownership, ZRP has strategically converted traditional office space to flex units, composed of office and warehouse space with roll up doors. By providing the type of space that small businesses now need, Directors Row has experienced robust leasing activity and positive net occupancy and rent growth

When you invest with ZRP you invest alongside our internal partners who for 30 years have produced outstanding risk-adjusted returns by adhering to a disciplined acquisition process and utilizing our vertically integrated in-house property management, construction, leasing and asset management teams.

Our investors range from accredited individuals to family offices who invest between $25,000 and $5,000,000 per transaction; qualified investors generally include any of the following:

  • An individual earning income greater than $200k for the last 2 years with the expectation of earning the same in the current year
  • An individual with joint spousal income greater than $300k for the last 2 years with the expectation to earn the same in the current year
  • An individual with net worth, or joint spousal net worth of greater than $1MM excluding primary residence
  • A business entity in which all the equity owners are accredited investors
  • Any other person who is an accredited investor as defined in Rule 506 of Regulation D of the SEC
